  • Islan:The worst is yet to come

“It has to get worse before it gets better,” Sep Niakan, broker at HB Roswell Realty told CBS4.

Niakan tracks the luxury market on his blog CondoBlackBook.com. He says the numbers show the luxury market could be on it’s way down for the next few years. There are nearly 4,000 luxury units for sale in South Florida. At current sales rates, it would take five years to sell it all. In some places, it’s even worse. Downtown Miami has 6 and half years of luxury inventory. In Midtown, the number stands at 8 years.

Been on the road , I see you been keeping busy , LOL.

I can't speak to the luxury market, that is a niche. The national data don't support any slowdown though. New home sales and mortgage applications are at 10 year highs.

The wild card will be interest rates which have been at extreme lows since the financial crisis and will likely start rising as the economy is in much better shape and demand for capital has increased. If they rise too fast then there will be disruption.

Trumps contribution in all this is minimal to zero so far.

I agree with the % rates, very, very ,very tricky .Disagree with Trumps contribution so far..lol.

Watch for coded words from business leaders like " wait and see" they should be using ecstatic words about the market.

The Spring and Summer market will be the telling. Those figures are most likely from last quarter and they are mixed results on the national market. Some are better than some , some are worse, but look at the major markets that drive the economy, NY or Tri state - Cali , Florida & Arizona.

        Revisted:

South Florida’s condo market has had a rough year thanks to a grueling election season and a strong dollar. Developers including Related have delayed, suspended or canceled new projects in the absence of foreign buyers. Sales for existing condos in Miami-Dade County fell 30 percent year-over-year in October
