    Tamarind Ridge Development by Silver Sands Jamaica Limited

    Amaterra Jamaica Limited developer, Keith Russell, has announced another major project for the parish of Trelawny.

    Mr. Russell and his wife, Paula, are currently putting in infrastructure in the form of roads and pipes in the Duncans, Trelawny area to accommodate 140 lots for the Tamarind Ridge gated community - by Silver Sands Jamaica Limited.

    The lots, which are sized at 1/4 acres, are priced at a starting cost of US$80,000.

    Overlooking the proposed Amaterra Resort Township, Tamarind Ridge offers a spectacular view of the ocean, coupled with the stunning mountain that juts into the sea," boasted Paula Russell. "Some of the best views on the whole coast are being offered here," she added, "And this been reserved for us."

    Approximately 30 minutes from the Sangster International Airport, the development has its own entrance and private beach club at Duncans Bay for all purchasers. Aside from residential lots, an area has been reserved specifically for the development of townhouses and apartments, Mrs. Russell told The Gleaner.

    She said that persons purchasing lots in the area will be required to comply with building code and architectural review. "This is important because it protects the value of the homeowners' investment." The minimum-size building is 2,000 sq. ft., she explained.

    Capital appreciation

    Her business partner and husband noted that the projects along the Jamaican coastline were either entry-level housing or resort development, but what is being offered here is a place for executives and professionals, and returning residents looking for their dream home.

    "Apart from the gracious living, what is to be found at Tamarind Ridge cannot be found along the coast, a project that has significant capital appreciation, one not available anywhere else or not even the bank returns are better," he boasted.

    He said that because of the growth that has resulted in the demand for property in the northern Trelawny area, purchasers would not regret purchasing.

    "The location will give residents fantastic shopping and a great variety in the Amaterra commercial and town centre across the road," said the developer, noting that not only is the development halfway between two major locations - Montego Bay and Ocho Rios - but with the planned Bushy Park highway, it makes Kingston a hop and a step away.

    Russell, who has significant experience as a developer, has been responsible for the Russell Centre, at River Bay Road, in Montego Bay, the 500-housing lot in Duncans Hills, and he is also a former director of Ocean Pines, Montego Freeport.

        Something is wrong with this picture. They want an upscale development and yet the lots are 1/4 acre?!?! For over JA$5M?!?!? And the houses must be at 2,000 sq. ft. in size. Isn't that bigger than a 1/4 acre?
